Once your Contract for the purchase of a property has been accepted there are a few key responsibilities:

  • Pay the deposit by the due date
  • Provide your Lender or Broker with all information required to obtain finance approval by the due date
  • Arrange for any building inspection reports; white ant reports or other reports required: and fulfil any other conditions you are to complete under the Contract.

1st homeowners grant

You may be entitled to a $7,000.00 grant if you are purchasing or going to build your first home and intend to live in the property. The property you are purchasing can be a house, unit, townhouse etc but it not available for renovations to an existing building or for vacant land.

To be eligible at least one applicant must be an Australian Citizen or a Permanent Resident. Applicants must not have owned property anywhere in Australia previously.

reduced stamp duty available in some circumstances

For a purchaser the cost of stamp duty payable to State Government is one of your biggest expenses.

In some instances you may be entitled to a reduced stamp duty and/or a rebate of up to $500.00.

Put simply if you purchase a property for $135,000.00 or less and intend to live in the property you are entitled to pay stamp duty at a reduced rate.

Additionally, if you are a First Home Buyer you may also be entitled to a $500.00 rebate on the stamp duty. To be entitled to this rebate you must be purchasing a home that you intend to live in, for less than $185,000.00 (or up to $277,500 if the property is located north of the 26th parallel).

If you are purchasing vacant land up to $72,000.00 and have signed a Building Contract, you may also be entitled to this $500.00 rebate.
