Once you have accepted a contract for the sale of your property there are a few key responsibilities:

  • Fulfil any conditions you have undertaken to complete as soon as possible
  • Advise your Lender of the proposed sale of the property and sign any authority required for your Lender to attend settlement
  • Or if you don’t have a mortgage over the property locate your Certificate of Title and arrange to deliver it to your Settlement Agent as soon as possible.

Many people are successful in selling their properties without a real estate agent.
If you are considering this you will need to do some preliminary research and paperwork.

some tips to assist:
  • Consider purchasing A-frame Home Open signs – they are not expensive and give a professional approach to your selling
  • Have a commercially made For Sale sign erected on the property
  • Take some photos of the home, have them scanned into your computer and produce your own advertising leaflets – it is easier than you think. Otherwise track down a computer literate person to assist.
  • Home Opens are a great idea – purchasers feel a lot less pressure when they can inspect a house without having to make a set appointment
Remember that you are saving a substantial amount of money by not paying a selling commission so be prepared to outlay funds to present the house in a professional manner.

  • Contract for Sale of Land or Strata Title by Offer and Acceptance Form
  • Joint Form of General Conditions for the Sale of Land
  • Current Title Search of the Property and Copy of Strata Plan if applicable
  • Information about water rates and shire rates
  • If you are aware of any proposed changes by any Government Authorities that might effect the value or use of the property you should provide this to a prospective purchaser.

There is no longer a standard fee charged by a real estate agent for selling your property.

You are entitled to negotiate a fee with your agent. He will normally have a scale of fees as a guideline. He is also entitled to charge you for any advertising costs and this may not be included in your selling fee.

A good real estate agent will explain to you his fee structure and whether or not it includes the marketing costs.

ensure that you understand:
  1. Whether the selling fee is a fixed charge or on a sliding scale based on the sale price finally obtained
  2. If the advertising costs are included in the selling fee or whether they are an extra cost
  3. About the budget for advertising
  4. Whether GST is included in the selling fee quoted
