Once you have accepted
a contract for the sale of your property there are a few key responsibilities:
Fulfil any conditions you have undertaken to complete as soon
as possible
Advise your Lender of the proposed sale of the property and
sign any authority required for your Lender to attend settlement
Or if you don’t have a mortgage over the property locate
your Certificate of Title and arrange to deliver it to your Settlement
Agent as soon as possible.

transfer
Someone to move your furniture
To sign any Mortgage Discharge Authority required
by a Lender
Phone, Fax and Internet disconnection
Any minor repairs that are a condition of the
contract
Gas and/or electricity disconnection
When to deliver keys to your real estate rep
Your Farewell Party
Electoral Roll (Your Vote does count!)
Children’s carers or schools
Bank, Building or Credit Society

Many people are successful
in selling their properties without a real estate agent.
If you are considering this you will need to do some preliminary
research and paperwork.
Consider purchasing A-frame Home Open signs – they
are not expensive and give a professional approach to your
selling
Have a commercially made For Sale sign erected on the
property
Take some photos of the home, have them scanned into your
computer and produce your own advertising leaflets –
it is easier than you think. Otherwise track down a computer
literate person to assist.
Home Opens are a great idea – purchasers feel a
lot less pressure when they can inspect a house without
having to make a set appointment
Remember that you are saving a substantial amount of money by not
paying a selling commission so be prepared to outlay funds to present
the house in a professional manner.

There is no longer a
standard fee charged by a real estate agent for selling your property.
You are entitled to negotiate a fee with your agent. He will normally
have a scale of fees as a guideline. He is also entitled to charge
you for any advertising costs and this may not be included in your
selling fee.
A good real estate agent will explain to you his fee structure
and whether or not it includes the marketing costs.
Whether the selling fee is a fixed charge or on a sliding scale
based on the sale price finally obtained
